Water on a tile floor, a sign of a slab leak

Most homes in Hialeah are built on a concrete slab, with some water lines running under or inside the floor. When one of those lines springs a leak, the water has nowhere to show itself. It can soak the soil under the house, seep through tile grout or warm a spot on the floor for months before anyone notices. By then the water bill has climbed and floors or baseboards may be damaged.

This guide covers the warning signs, the common causes in South Florida homes, and how a slab leak is found and repaired.

Signs of a slab leak

  • A water bill that jumps with no change in use
  • The water meter moves when every faucet and appliance is off
  • A warm spot on a tile or concrete floor, often from a hot water line
  • Damp carpet, swollen baseboards or loose tile
  • The sound of running water when nothing is on
  • Low water pressure at several fixtures
  • Mold or a musty smell near the floor

You can do a simple test yourself. Turn off every faucet, the washer, the dishwasher and the ice maker, then watch the water meter for 15 to 30 minutes. If the dial or leak indicator moves, water is going somewhere.

What causes slab leaks

Many Hialeah homes were built from the 1950s to the 1970s. Older copper and galvanized lines under the slab can corrode from the outside where they touch soil and concrete, and from the inside because of hard water. Pipes can also rub against concrete or gravel as they expand and contract with hot water, which wears a pinhole over time. Shifting soil and poor original installation add to the risk.

How a slab leak is found

Finding a slab leak is the most important step, because it decides how much floor has to be opened. A plumber starts by isolating the hot and cold sides of the system to see which line is leaking. Then listening equipment and pressure tests narrow down the spot. Our leak detection service aims to pinpoint the leak so any opening is small and in the right place.

Repair options

Spot repair

The plumber opens the floor over the leak, repairs the pipe and patches the concrete. This works well when the rest of the pipe is in good shape and the leak is in an easy spot. Flooring over the opening may need to be replaced.

Reroute

Instead of breaking into the slab, the plumber abandons the leaking line and runs a new one through the walls or attic. This avoids floor damage and is often the better choice when the old pipe is aging or the leak sits under cabinets or hard-to-replace flooring.

Repipe

If the pipes are old and leaks keep appearing, replacing more of the system can save money in the long run. Our repiping service covers a section or the whole house, and we only recommend a full repipe when the pipe truly needs it.

What about insurance?

Some homeowner policies cover the cost to access a slab leak and the water damage it caused, but not always the pipe repair itself. Read your policy and call your agent. We give you photos and notes from the visit that you can share with your insurer, and your insurer decides what is covered.

What to do if you suspect a slab leak

  1. Do the meter test with all water off.
  2. If the meter moves, close the main shut-off valve when you are not using water.
  3. Take photos of any damp spots, stains or warm areas.
  4. Book a leak detection visit.
  5. Get a written price for the repair options before any work starts.

A slab leak is stressful, but finding it early keeps the damage and the cost down. Questions about a possible leak? Contact Hialeah FL Plumber, your plumber in Hialeah, FL, and we will help you find it.
